Things You Need To Consider When Building A House

There are so many things you need to think about when you are building a house. It can get very overwhelming and there is a chance that some critical elements may get overlooked. This guide will give you the right amount of information so you know what to ask, who to contact and what to look out for.

Builder reputation is critical

Once you know your numbers, are satisfied with the design and have all of the local council regulations and permits organised it is essential that the building company you choose has a reputation that outdoes everyone else. Search for information online, seek referrals from friends and family and ask for recommendations from your architect. Make sure also that they are members of the appropriate building associations and have experience to service your needs.

Keep on top of the progress

For your builder, building a new home is routine however the only way to make sure that the home is build to your requirements, is to ensure that the decisions that require your attention are made promptly otherwise there could be costly delays.

Independent inspections

If you thought an inspection was only necessary for when you purchase an existing home, you’d be mistaken. Whilst a pre-purchase building and pest inspection is critical, so too is an independent inspection of your home when it is being built.

Unfortunately not every home is free from defects. Accidents can happen and regardless of the skills and experience of your builder, there may be instances where vital issues have been inadvertently overlooked.

When you are building a house, organising a qualified independent building inspector to come in and check out your home from top to bottom is a wise decision.

Potential hidden concerns

A council inspector or private certifier is required to check the home for compliance issues however they are not obliged to make mention of workmanship or any aspects of the build quality that may have been hidden. An independent inspector will look at both internal and external aspects of the home, ensuring

  • adequate ventilation in both the roof and under the house
  • superior pest barriers, including termite protection, are installed
  • the appropriate level of workmanship is applied

plus a whole list of other intricate details and better still, you’ll be provided with a detailed report outlining any findings.

When things go wrong

New homes should always be perfect however not everything always goes to plan. When you are building a house, make sure you have the right people on the job. It will save you a lot of time, effort and money in the long run.

An experienced, independent building inspector can provide evidence before tribunals and building boards, representing your interests if your builder refuses to fix the issues they have identified. This gives you a much better chance of having defective work reconstructed or gaining substantial monetary compensation.  If regular property inspections have been undertaken throughout the build, there will be significant documentation available to substantiate any claim you may have against the builder.
