Your Dream House Needs Underpinning: Is it a Dealbreaker?

So, your dream house needs underpinning. Is it a dealbreaker? Here is a brief explanation of what house underpinning means, when it’s required, and how to identify if a house needs underpinning.

So what is underpinning a house?

House underpinning is required when the foundation of a property is damaged (possibly by flood, major renovation/poor construction, and drainage issues). This subsidence causes the house to swell and other structural issues.

If you fail to complete underpinning a house, you may find yourself encountering serious problems, not to mention the impact that sudden and urgently required repair work may place on your finances.

When Is underpinning required?

House underpinning may be required when:

  • the soil supporting foundations has changed
  • when you need to reinforce the existing structure due to major renovations (like adding an additional storey)
  • the foundations have been compromised due to natural disasters/poor drainage
  • working with a poorly constructed house.

Sign of underpinning required - visible movement of walls

Signs of potential issues:

  • uneven flooring
  • cracked walls or floors
  • misaligned doors and windows

Is underpinning a house a dealbreaker?

When they hear the term, “underpinning a house” Brisbane residents and prospective buyers may become nervous (with good reason). Underpinning a house involves extensive work to reinforce the existing structure.

But it’s not necessarily a dealbreaker. House underpinning, when completed early and by professionals, can help fortify your house against future problems.

The good news is that, in most cases, underpinning is a permanent solution, and most professionals will not advise the work be undertaken if it’s not possible.

That said, if you’re buying your first home or not looking to undertake massive restorations on your dream property, you may want to steer clear when advised that underpinning is a recommended course of action.

House underpinning is a costly process. If the property you’re considering needs underpinning, substantial re-negotiation may be in order to try and reduce some of the cost you are likely to incur.

What to do if you think house underpinning is necessary

When buying a house, the best thing to do is organise a professional building inspection carried out by an experienced inspector with excellent local knowledge.

Action Property Inspections will provide a thorough report which will identify if the house you’re setting your sights on requires underpinning. Brisbane residents should always consult with an underpinning professional or structural engineer to ensure the works are carried out to the highest standard.
