In this article, we’ll discuss how a buyer’s agent is there to represent your needs, what to do if you don’t like the inspector your buyer’s agent chooses, and whether you should receive a copy of the inspection report.  

Do independent building inspectors work with buyer’s agents?

Yes. As reputable building inspectors, Brisbane homebuyers often ask us to work with buyer’s agents if they are unable to be present at the property inspections we perform.  

However, there is often a misconception regarding the relationship between building inspectors, Brisbane buyers’ agents, and you – the potential new homeowners. 

We are one of the most reputable, reliable building inspectors in the profession and as such we take our role as building inspectors – even when we’re working with a buyer’s agent – very seriously.  

We’re 100% independent of any relationship with buyer’s agents. When you hire us to complete a building inspection, you are the client, not the buyer’s agent.  

Our building inspection reports will be based entirely on the integrity of the building we’re inspecting, and we will not be swayed by a buyer’s agents wants or needs if they aren’t in your best interests or reflective of what you’ve communicated to us.

What if I don’t like the building inspector my buyer’s agent has enlisted for me?

There is a legal requirement for real estate agents to disclose any relationship between themselves and businesses they refer a buyer to.

If you are unsatisfied with the building inspector contracted by your buyer’s agent, you have the right to ask for a different one.  

Should I receive a copy of the building inspection report from my buyer’s agent?

You are our client, so we will provide you with a copy of the report, as well as the buyer’s agent when required. Any issues with the home will be discussed directly with you in addition to the buyer’s agent.  

If your buyer’s agent refuses to provide you with our contact details – or vice versa – and don’t provide a copy of the report, we suggest finding another agent.
