The Australian Standard for Building Inspections stipulates that an inspector does not have to gain access if there is insufficient space, that is anything less than 600mm.
Our inspectors leave no stone unturned and access areas that other inspectors would or could not. In this example the opening into the subfloor was actually only 280mm, although the sub-floor space was slightly larger. Because they wouldn’t legally be obliged to, very few inspectors would attempt to access a space of those dimensions.
