Buyer Risks – Everton Hills

Everton Hills is a family-friendly suburb in the City of Moreton Bay, approximately 12 kilometres north of the Brisbane CBD.

Over the last three decades, I’ve personally conducted many building inspections in Everton Hills and surrounding suburbs. No matter what suburb a home is in, my inspections are always meticulously comprehensive, but the hilly terrain of Everton Hills makes some property defects more prevalent here. For example, properties built on sloping blocks can be susceptible to serious issues specific to their topography. For this reason, I pay close attention to potential issues with retaining walls, drainage, and moisture ingress.

Spotting property defects at an open inspection can be tricky, especially when vendors have attempted to conceal them. In addition, many defects are hidden in areas that buyers simply can’t access. Arranging a pre-purchase property inspection is the key to learning everything you need to know about a property before you’re locked into a regrettable purchase.

Living in Everton Hills, 4053

If a tranquil, family-friendly lifestyle is sought, then Everton Hills is ideal – and this is reflected in its population. Of the 6,673 people who called Everton Hills home (2021 Census), families accounted for almost 80% of households.

The suburb is mostly residential, but nearby Everton Park, Arana Hills and Mitchelton provide a wide range of shopping, dining and entertainment options. Bus services connect residents to the CBD as well as nearby schools and shopping centres. Everton Park has no train station, but residents can access rail services in nearby suburbs including Mitchelton.

Everton Hills’ defining characteristic is its green space, with Bunyaville Conservation Park offering hiking trails, picnic spots, mountain biking paths, and so much beautiful wildlife. You’ll feel like you’ve made a treechange when you’re only thirty minutes away from Brisbane’s bustling centre.

Everton Hills families will find a range of schooling options in the wider Hills district, including Prince of Peace Lutheran College, Northside Christian College, Everton Park State School, and Everton Park State High School.

Buying in Everton Hills

When compared with neighbouring suburbs like Everton Park, Arana Hills and McDowall, homes in Everton Hills are typically more affordable. Established brick homes make up the majority of the housing stock in Everton Hills, although there are some newer townhouses, which are popular with first home buyers and investors.

Roughly 70% of homes are owner-occupied, and tenant demand is strong for the limited rental stock. Investors are attracted to the stability and low vacancies of the Everton Hills rental market. However, a significant entry price and relatively low gross yields mean investing here may be best suited to those seeking long-term capital growth.

Common Property Defects and Risks in Everton Hills

  • Retaining Wall Problems: Standalone retaining walls are common for homes built on sloping blocks. Signs of movement, deterioration or subsoil drainage failure should be carefully assessed, as rectification costs can be considerably high.
  • Moisture Problems: Drainage issues common on sloping blocks can lead to moisture ingress on lower-side walls.
  • Roof Defects: Inadequate or aging guttering can lead to roof leaks during severe storm events. Everton Hills homes with original roof tiles can be especially vulnerable.
  • Flooding: While much of Everton Hills is elevated, there are parts of the suburb which are impacted by flood overlays. For more information on the risk profile of a specific property, you can request a Flood Check Property Report from the City of Morton Bay.
