What I look for at a Chermside building inspection
I love the Chermside area and have been doing building inspections here since it was the sad little cousin to Toombul back in the day. Chermside’s rapid modernisation is my biggest concern. When I do an inspection in Chermside, I could be visiting a stately Queenslander from the 1880s, a mid-century cottage or a modern high rise apartment. That’s my concern. All three of these kinds of properties have considerable potential for problems. Like other population hubs, including North Lakes and Logan Central, Chermside’s constant battle with heavy traffic also makes properties vulnerable to chemical spalling, its popularity attracts dodgy landlords and the plethora of architectural styles makes it a challenge for inexperienced building inspectors.

There are so many things about Chermside that make it one of the most sought after suburbs in Brisbane. The suburb is highly recommended for professionals, singles and families with young children, and the demographics reflect this – the demographic with the largest number of residents is the 20-39 year range. Originally called Downfall Creek, Chermside has undergone a number of transformations. This has resulted in a mix of properties, from older, brick or wooden buildings from the 50s and 60s through to more modern houses and unit complexes. At just 9 km north of the city, Chermside is one of Brisbane’s fastest developing suburbs. A lot of this development can be attributed to the Westfield Chermside Shopping Centre, which has undergone major refurbishments in 2000 and 2017. Thousands of jobs were created, and the entire suburb was transformed into what many label a ‘mini CBD.’
Additionally, Chermside is close to a host of amazing amenities including a great aquatic centre, a fantastic library operated by Brisbane City Council, cricket and football parks, the North Regional Business Centre, two great schools, and two major hospitals – the Prince Charles Hospital, and the Holy Spirit Northside Private Hospital.
While Chermside lacks a train station, it more than makes up for it with its bus network. The Northern Busway between the Royal Children’s Hospital in Herston and the end of the network in Windsor was completed in August of 2009. An extra 3 km of busway was opened in June 2012, which connected the Brisbane International and Domestic Airports and the 2 new busway stations at Lutwyche and Kedron. And looking to the future, the state government is planning a further upgrade for the ultimate Northern Busway, with extensions between Kedron and Bracken Ridge on the agenda. All of this means great things for Chermside, as more people will have access to its fantastic infrastructure and amenities, and more people will be looking at making Chermside their home base.
