Sitting just south of the Brisbane River, Yeronga is a leafy suburb just over 10 minutes from the CBD. But like many riverside suburbs, the area is prone to flooding. I’ve been a Brisbane building inspector for more than thirty years, and I know how far vendors will go to hide previous flood damage. In a flood zone like Yeronga, I scrutinise properties for signs of water damage. These include mould, damp, wall cracks, bubbling paint, and uneven floors.
Water damage isn’t always a dealbreaker, but concealed damage can come with significant rectification costs – especially if it goes undetected well after you’ve purchased the property. To protect yourself, a comprehensive pre-purchase property inspection will uncover any defects you should be concerned about.

Yeronga’s Riverside Lifestyle
Yeronga blends its quiet, riverside atmosphere with the convenience of its inner-southern location, making it popular with families and young professional couples.
Green spaces are plentiful in Yeronga, including heritage-listed Yeronga Memorial Park, which stretches over 22 hectares, and is home to the WW1 Memorial, heated swimming pools, tennis courts, playgrounds, and a fenced dog park.
The Yeronga Village is the local shopping centre that caters to day-to-day needs, or locals can head to nearby Indooroopilly Shopping Centre for larger retail shopping. Yeronga’s café and restaurant scene offers a delicious mix of multicultural flavours and riverside dining.

Buying in Yeronga, 4104
Brisbane’s property boom saw a surge in Yeronga’s median house price, and as at 2026, it is significantly higher than the Brisbane median. Median unit prices are also higher in Yeronga. The suburb is more affordable than prestigious St Lucia, which sits directly on the other side of the river, but nearby Moorooka and Annerley are generally more affordable than Yeronga.
2022 Brisbane floods slowed interest in parts of the suburb, but in tightly held Yeronga, competition remains strong for buyers and renters. Owner-occupiers account for just over half the population, and roughly 40% of residents are renting. Rental vacancies sit at under 1%, and this high demand is an attractive prospect for investors.
Yeronga is an older suburb which has changed a lot over time, and the housing stock reflects its history as well as recent and ongoing gentrification. Yeronga properties include a mix of character homes and heritage Queenslanders, older brick block units, modern townhouses, and prestige riverside estates. In addition, boutique apartment and townhouse developments are underway on Shottery Street, just a few minutes’ walk from the train station, an ideal location for commuting professionals. Construction is also underway for 75 new social and affordable homes.
Yeronga Flood Risk and Other Considerations
The Brisbane River hugs the northern and western edges of Yeronga, and this enviable proximity to the water also comes with a higher flood risk, particularly for homes in low-lying areas of the suburb. Risk varies greatly from street to street and house to house, so check the specific flood risk of a property with the Brisbane City Council Flood Awareness Map.
In addition, a pre-purchase property inspection can reveal whether a home has water damage related to previous inundation.
Other property defects commonly seen in Yeronga include:
- Failed Waterproofing: Seen in newer builds where volume builders have cut corners, exposing kitchens and bathrooms to water leaks and subsequent damage.
- Termites: Pests are of particular concern for Queenslanders on timber stumps, but termite activity can also be present in the internal structural timber of brick units and other properties. A thorough building and pest inspection is required to rule out termite damage.
