What I’m looking for when I do an inspection in Indooroopilly
Indooroopilly is dotted with architectural masterpieces perched on hillsides or the waterfront, alongside stately colonial Queenslanders and newly renovated dreams. It wasn’t always though. Like Chermside, back in the day Indooroopilly was the outer limits for share housing and those lovely Queenslanders were filled to the brim with grotty students and cheap skate landlords. The university still attracts students (perhaps those with generous parents) to the area but the rest of the demographic has changed. So the landlords sold on, and the new buyers invested heavily in renovations. On hillsides. In architecturally designed or Queenslander-style properties. Renovations over the last decade have involved smart home technology, solar panels, media rooms – all things that Queenslanders were NOT built for. All things that are made far more complicated by unique design. So my main focus when going into a pre-purchase inspection in Indooroopilly are signs that a formerly long-neglected home, or flood ravaged home, has had renovations uniquely unsuited to its original design. An inexperienced builder can do all kinds of damage! Similar to Sunnybank, Indooroopilly is a well-to-do population hub with all the mod cons, and a few dilemmas that require careful inspection.
Indooroopilly properties are worth it!
Indooroopilly has interesting demographics. From UQ students, through to executives and professionals appreciative of inner-city convenience. Around 40% of Indooroopilly residents are fully employed in professional roles and the suburb has a reputation for being affluent. Major arterial roads connect Indooroopilly to the city and the Western Freeway, so getting to and from the suburb is easy. There is ample public transport available to residents with a railway station and major bus interchange centrally located. Indooroopilly’s Westfield Shopping Centre, recently expanded and refurbished, is one of the city’s largest retail complexes. Three storeys high, the centre is home to major retailers, hundreds of specialty stores and the largest Coyle Megaplex cinema in the western suburbs of Brisbane.
Residents are spoilt for choice when it comes to dining options. A number of eateries and restaurants offer food from all over the world and Indooroopilly café culture is alive and well.
The local state high school has a very good reputation for academic excellence and there are a number of highly regarded primary schools – public and private – in the area. Those living here consider close proximity to the University of Queensland St Lucia campus a bonus.

As a well established urban area, housing styles in Indooroopilly vary widely. There are many beautifully restored colonial homes along the river, renovated post war timber homes and high end unit blocks. Back when I first wrote this post, the average home in Indooroopilly was $425,000. Well, it’s $1.5 million now. Not a lot of first-home buyers jumping into this market!
