Updated 2024, by our Building Inspector, Andrew Mackintosh. I love doing building inspections in Toowong because the suburb is so full of lovely heritage-listed properties, beautifully renovated workers cottages, and the odd chic modern design. I never know what to expect when I get a request to do a pre-purchase inspection in Toowong! But, I do know to expect high risk of flood damage and potential problems from shonky renovations. Toowong was once a hub for student living – so a lot of properties I inspect in Toowong once spent decades as low-rent share housing, which often meant, low investment in property maintenance. In the “post low rent” times, some properties have been rapidly renovated to attract a big sale price. This can include “hiding” property defects, or shoddy renovations. Toowong is also subject to flooding in some parts, so where you buy, and what you buy in Toowong makes a big difference to your pre-purchase building inspection.
Why pick Toowong?

After a gruelling week at work in the CBD, you and your family could escape into the lush wilderness of the Mt Coot-tha bushlands and forget your troubles. What could be more perfect? If you’re thinking about buying here, make sure you book a pre-purchase property inspection. Toowong properties are always in demand!
Toowong is inner-city living at its finest, and as such, it’s traditionally a little more expensive than other suburbs of Brisbane – but it’s more than worth it – if your pre-purchase building inspection checks out. Toowong is rich in facilities and amenities, including the historic Regatta Hotel and the Boathouse Restaurant, the Toowong Village and the Toowong Tower. There are 16 parks and the entirety of Mt Coot-tha, its botanical gardens, planetarium, and beautiful bushland to lose yourself in. This makes Toowong unique in the inner-city landscape of Brisbane. With Indooroopilly Shopping Centre and Toowong Village close by, shopping is a breeze. And if you have school-aged boys, Toowong is home to the Brisbane Boys College, one of Brisbane’s most prestigious schools. You’ll also find yourself spoilt for choice with public transport including the Toowong Train Station, the Regatta CityCat ferry stop and a network of convenient bus stops.
Over the last 140 years, Toowong properties have evolved from cute worker’s cottages to beautiful, grand old Queenslanders, through to modern and contemporary homes and luxury apartments. The suburb is full of historic charm and modern, stylish conveniences that will appeal to all tastes and lifestyles. And the 5 kilometre commute to work in the CBD is sure to be a big draw card!
With a population of 11,255, a median house price of $1,600,000, $650,000 for units and a median weekly advertised rent of $700 a week, Toowong is a suburb that continues to see modest rises. Prices are steady, making Toowong attractive for investors and buyers alike. You definitely need to secure your pre-purchase property inspection – before all the good ones are gone!
