Logan Central is a favourite location for both first home buyers and investors.  Grabbing hold of a piece of property in Logan Central means getting yourself a thorough building inspection.  I’ve done dozens of inspections in Logan Central and there are some key issues, and key benefits for buyers in the area.

What I look for when I’m doing an inspection in Logan Central

Like any area where there is a high percentage of affordable rentals, Logan Central building inspections are part focused on landlord neglect and tenant tomfoolery.  Whether it’s a one-bedroom flat or a five bedroom family home, there is a real risk that former owners were more interested in rental returns than quality building maintenance.  That’s not to say your property will be impacted but, having done more than 20,000 pre-purchase property inspections over my career, I have seen some worrisome stuff in former rental properties – in suburbs now thriving like Chermside and Indooroopilly. However, Logan Central has plenty of solid brick homes and well-built 70s and 80s properties.  In my experience inspecting Logan Central properties, they generally have good “solid bones”, which make good solid investments.  I would also recommend that you engage a pest inspector who can check for fire ant nests on your prospective property as the area is known as a fire ant hotspot.

 

Reasons to consider the area

Logan Central is a suburb in Logan City that offers great opportunity for both property investors and first time home buyers. A population nearing 7,000 residents and an average house price just shy of $575,000 means it’s both affordable and convenient.  Home to Logan’s business district, this suburb is well-serviced by government agencies, shopping plazas, a public library and sporting venues. Located only 25km from Brisbane’s CBD makes commuting for business viable and a number of public transport options cater for Logan Central’s population.

Around 50% of Logan Central households are renting not buying and almost 25% of the population live in units or apartments.

Living in Logan City provides residents with easy access to the Gold Coast as well as other recreational areas including Daisy Hill’s Koala Park and Springfield’s Environmental Park.

First Home Buyer?
