Jacaranda trees blooming on suburban street in Bald Hills
Buying in Brisbane

Moving to Bald Hills? Here’s What You Need to Know!

Known throughout Brisbane as a family- friendly suburb, Bald Hills is the epitome of the scenic northside. The parks, leafy green spaces and excellent schools of Bald Hills attract plenty of Brisbane families. It’s just 22 kilometres from the CBD and a stone’s throw away from several major shopping centres.

With all these features and its affordable housing, it’s easy to see why Bald Hills is in high demand by Brisbane families. Make sure you don’t delay on booking your pre-purchase property inspection.

Andrew’s Expert Advice on Bald Hills

Like most of Brisbane’s northside, Bald Hills is an older suburb, so it is important that I check for any damage as a result of neglect or wear over time. I have inspected over 100 homes in the area and know when structural damage is just not worth the investment. Some parts of Bald Hills are also prone to flooding – so make sure that you get me, your professional Brisbane property inspector, booked in to check whether your family will be safe in your potential new home!

Why should I move to Bald Hills?

Bald Hills is a very convenient place to live.  Within 10 minutes’ drive, you could find yourself at Westfield Chermside, Strathpine Shopping Centre, or the southern end of the Bruce Highway. From there, you have easy access to the beautiful Sunshine Coast.

If you venture south, you are within 20 minutes of the Brisbane CBD. With its own train station with lines to the city and Redcliffe, and numerous bus routes, Bald Hills is a commuter’s paradise! This coupled with its relatively affordable homes and almost rural setting makes it very popular with young professionals and young families. The suburb is known for being a quiet place to raise a family, with beautiful leafy green streets that erupt into glorious lavender in the spring time due to all the wonderful jacaranda trees in the area.

To the west of Bald Hills lie the Bald Hills flats which is a large flood plain mostly used for cattle grazing. Go further along the Pine River and you’ll find yourself in the Tinchi Tamba wetlands reserve, an area known for being home to native wildlife like kangaroos. 33% of Bald Hills is covered in green spaces, so it’s the perfect place for your family if you’re looking for a refreshing change from the hustle and bustle of city life.

Invest or buy – we have the insider info!

Future homeowners and real estate investors can rest assured that Bald Hills will continue to provide strong performances, with the median home prices rising by 14.56%. The median property price for a house is $695,000, while the median price for a unit is $413,000. On average, houses spend 16 days on the market and units spend 21. For those looking for investment properties, rental yields for houses are currently 3.98%, with an average weekly rent of $530. For units, the average weekly rent is $450.

Despite the risk of flooding to the west, Bald Hills is one of Brisbane’s most competitive markets. You need to be prepared if you plan to make this suburb your new home. Don’t miss out on a great deal – make sure you get all the information you need and book that building inspection!
