Bathroom Inspections – What You Need To Know

What Happens In A Bathroom Inspection

A bathroom inspection is high on the list of priorities when you’re organising a pre-purchase inspection of a home. The wet areas of the home, including bathrooms, laundries and kitchens, get constant use and are typically prone to the most costly damage over time. Having an expert onsite to give the bathroom a thorough going over will give you peace of mind that there is nothing nasty lurking behind a fresh coat of paint.

Key areas for known problems

In a bathroom, it is very common for problems to arise in and around the shower, bath and toilet areas. Because of their propensity to leak, there are very often signs of damage, mildew and corrosion that need to be addressed. Homeowners will do their very best to present their house in the most positive light and may even do a few touchups here and there to hide the surface damage. An expert property inspector will be able to see right through this façade and give you, as a potential buyer, the facts.

What does a bathroom inspection cover?

An inspection of a bathroom will check for a wide variety of possible concerns. Any obvious water leaks, cracks and noticeable damage will be documented. The report will address whether there is adequate ventilation, and whether the shower screens and cabinets are installed to safety standards.

Taps will be turned on and toilets flushed to ensure there are no obvious issues with water flow or unpleasant sounds from within the pipes. Water pressure will also be assessed by running a shower and taps simultaneously.

Showers, walls and cupboards will be given a detailed once over for signs of damp, with the aid of moisture meters and thermal cameras. . Power points will be checked and verified to ensure they are located in safe areas and not too close to wet areas.

Loose grouting, old and tired silicon and gaps in corners can indicate a potential hidden water damage that only an expert can spot.

An expert to conduct your inspection

Having a bathroom inspected as part of a wider home inspection is critical. Anyone may be able to spot the obvious signs of wear and tear, but knowing what they really mean and the depth of potential damage is something that only an expert can provide.

You’ll find that an inspection undertaken by Action Property Inspections will go above and beyond, too. Not only will any areas of concern be documented for you in easy to understand terms but you’ll also be given a heads up on what repairs are required and a timeframe in which they would normally occur. This gives you a full picture, not just a surface level summary.

If you really want to know what happens in a bathroom inspection the answer is just a phone call away.
