The riverside suburb of Highgate Hill, located just 4.5 km south-west of the Brisbane CBD, has the trendy inner-city character of neighbouring West End but with a quieter residential appeal. Set on an elevated ridge, the blue-chip inner-city suburb features steep, tree-lined streets that slope down towards the Brisbane River.

I’ve been conducting building inspections across Brisbane for over 30 years, and that includes many in Highgate Hill. It’s an older suburb in a tightly held market, so I pay close attention to signs of neglected property upkeep. In freestanding homes, this includes rotting timber window frames and rusty guttering. If you’re looking at apartments, keep an eye out for cracked or missing tiles, broken power point covers, and bubbling paint or a musty smell, particularly in wet areas like the bathroom. Some defects may simply be cosmetic, but sometimes visual clues point to deeper – and more expensive – problems.

Home to Brisbane’s first residential high-rise, mid-century landmark The Torbreck Building, Highgate Hill is dotted with an eclectic mix of older brick unit blocks, modern apartment buildings, traditional timber Queenslanders, and post-war homes. Properties positioned along the highest points of the suburb enjoy views of the city skyline, with Dornoch Terrace, Dauphine Terrace and Chester Street being highly prized.

Highgate Hill is predominantly populated by families and singles, with a roughly even split between renters and owner-occupiers. It’s a highly educated demographic made up of young professionals and middle-aged families, and with property prices sitting significantly higher than the Brisbane median for both houses and apartments, this is a place where buyers are looking to settle down or invest long-term.

Lifestyle and Amenities in Highgate Hill

Inner-city Highgate Hill offers enviable proximity to retail, dining and entertainment hubs of West End and Southbank Parklands. Many amenities are within walking distance, or residents can access Translink bus services. The closest train station is South Bank Station.

There are no schools in Highgate Hill itself, but the nearby suburbs of West End, South Brisbane and Dutton Park are home to several government, independent and private schools including West End State School, St Laurence’s College, Brisbane State High School, and Somerville House.

Important Considerations For Highgate Hill Buyers

With so many perks and a low supply of houses, buyers might want to snap up a Highgate Hill property as soon as it becomes available. But a word of caution – never skip the pre-purchase inspection. The things you can’t see during an open home can leave you with very expensive problems that may not be discovered until well after settlement.

The undulating topography of Highgate Hill means that the risks facing a home can change from street to street, so an independent pre-purchase inspection is required to understand the condition and unique risk profile of a home. However, here are some common defect risks found in Highgate Hill properties.

  • Rising Damp

Homes built into a hillside are susceptible to rising damp, which is when moisture in the soil moves upwards through walls. Rising damp can weaken a home’s structural integrity and pose health risks for its occupants. During my inspection, I use a moisture meter to check for subfloor moisture and look for visual signs including horizontal tide marks and salt efflorescence on ground-level walls.

  • Stump and Foundation Problems

Older Queenslanders on stumps can be impacted by timber rot, termite damage, poor drainage and shifting soil. The telltale signs of foundation problems include sagging or sloping floors, cracks in walls, doors that don’t close properly and windows that stick. Stump homes with weakened foundations are also vulnerable during a Brisbane storm, as the owners of a 1930s Highgate Hill heritage home discovered in 2025 when the house fell off its stilts and partially collapsed during wild weather.

  • Flood Damage

Not all Highgate Hill homes are prone to flooding, but the risk is higher for properties in the suburb’s south, closer to the Brisbane River.
