Buyer Risks – Kallangur

Thinking of buying in Kallangur? Located in SEQ’s northern growth corridor, approximately 27km north of Brisbane CBD, Kallangur is one of the biggest suburbs in the City of Moreton. With 64 parks covering 11% of the suburb and easy access to major shopping hubs including Westfield at North Lakes, Kallangur attracts first homebuyers, young families and investors due to its affordability, convenient location and growing amenities.

However, due diligence is vital to ensure your Kallangur purchase is everything you want it to be – minus the heartbreak of hidden defects. That’s where my job comes in. Who Lives in Kallangur?

Kallangur has a population of 21,000+ (with a median age of 35) and is known for its family-friendly suburban feel. Households are primarily made up of couples with kids, and the suburb has an even distribution of owner-occupiers and renters.

Kallangur properties are especially popular with first home buyers seeking a lower entry price, young families wanting larger blocks and good schools, professionals commuting to Brisbane or the Sunshine Coast, and investors attracted by consistent rental demand.

Why Buy in Kallangur?

Buyer demand has never been higher in Kallangur, and value for money is just part of the suburb’s appeal. Buyers choose Kallangur for:

  • Easy access to the Bruce Highway
  • Convenient public transport, including Kallangur Railway Station (approx. 30 min to Brisbane CBD)
  • A wide range of shopping, healthcare and everyday services and proximity to Westfield North Lakes

Common Issues Found in Kallangur Properties

Once a rural farming community, Kallangur’s residential development took off in the late 1960s, so many of the homes are older, making them prone to defects caused by ageing materials. Old, corroded corrugated roofs can hint at possible hidden defects, while older timber homes are susceptible to decaying stumps and termite and pest damage. Add in the potential for structural problems caused by Kallangur’s reactive soil, and you can see why a pre-purchase property inspection is absolutely crucial for prospective buyers.

Foundation Problems

Kallangur’s reactive clay soil expands when wet and contracts when dry. Over time, this can cause a home’s foundations to shift. This can lead to slab heave, wall cracks and uneven floors. During my detailed inspection, I can spot the tell-tale signs and determine the extent of the problem.

Termite Damage

Kallangur’s warm climate and established trees create conditions where termites can thrive. Even brick homes can be vulnerable as termites often attack timber framing, roof structures, skirting boards, and cabinetry hidden behind walls. A comprehensive termite inspection can identify both active termite activity and evidence of previous infestations.

Moisture and Drainage Issues

Heavy rainfall and poor site drainage can contribute to moisture entering subfloors, retaining walls and foundations. Left untreated, excess moisture can lead to mould, timber decay and structural deterioration.

Roof and Gutter Defects

Many of Kallangur’s established homes are now several decades old, making ageing roofs, rusted gutters and deteriorated flashings relatively common. Left unchecked, roof defects can lead to hidden leaks, mould growth, decaying timber and ceiling damage, while deteriorating gutters can cause moisture ingress and foundation defects.

Unapproved Alterations

Kallangur’s older homes were typically built on larger blocks, so extensions and renovations are fairly common and can cause headaches if they were undertaken by the owners. I always check the structural integrity of any additions (including timber decks and pergolas), noting anything that looks DIY or not built in compliance with building codes or council regulations.

Flood and Overland Flow

Fortunately, most of Kallangur sits on higher ground, so whilst flood damage is not a common issue, certain sections near Todds Road, Freshwater Creek and the low-lying areas bordering Anzac Avenue or the Pine River system are subject to localised flood risks.

Similarly, parts of Duffield Rd catchment, Narangba Road catchment, the Old Gympie Rd drainage corridor, the School Road drainage corridor and some residential streets feeding into Sideling Creek experience overland flow during intense rainfall. This can be caused by drainage easements, depressions, gullies, road reserves and/or backyards where stormwater naturally concentrates.

Homes that are mapped with a flood or overland flow overlay often face steep insurance premiums that may need to be factored into your budget, so take the time to research the property you’re considering and don’t skip the pre-purchase building inspection.
