Buyer Risks – Waterford West

Head roughly 28 km south of the Brisbane CBD and you’ll find Waterford West, a small riverside suburb of Logan. Offering relative affordability to families, first-home buyers and investors, interest in the suburb has skyrocketed since 2020 – and demand continues to grow.

I’ve conducted building inspections across the City of Logan for more than 30 years, so I know the most common defects found in Waterford West properties. Bordered by the Logan River to the east and south of the suburb, parts of Waterford West are prone to flooding. Streets including Bompa Road, Tygum Road and Louise Street were impacted during the 2022 floods, so I know to look out for signs of historical flood damage when inspecting homes in these areas. If you’re attending an open house in Waterford West, look for visual clues of previous flooding including water line marks on interior and exterior walls, discoloured walls and ceilings, warped floorboards, and rotting or crumbling timber baseboards. Take note of musty or mouldy smells.

Some property defects, including flood damage, are hidden, and that’s where a pre-purchase building inspection becomes invaluable. My local insights on Waterford West and neighbouring suburbs, including Marsden, can arm you with the information you need to make a wise property purchase.

Living in Waterford West

First home buyers and families are choosing Waterford West for its family-friendly appeal and easy commuter access. Driving to the Brisbane CBD takes roughly 40 minutes, or commuters can catch the train from nearby Loganlea Station.

The suburb offers convenient proximity to amenities including Waterford Plaza, Tygum Lagoon, Logan Hospital, and Griffith University’s Logan campus.

Local government schools include Waterford West State School for primary school students, and Marsden State High School for secondary students.

Residential development in Waterford West kicked off in the 1970s, so freestanding low-set brick-and-tile homes are plentiful here. You’ll also find medium-density units and townhouses.

Important Considerations For Buying in Waterford West

The Waterford West real estate market has experienced strong growth in recent years but still presents a more affordable entry point than metro Brisbane. Strong rental demand and low vacancy rates make it popular with property investors, too.

However, there are drawbacks to buying property in a fast-growing pocket like Waterford West, particularly if population growth outpaces the expansion of infrastructure. Residents currently face road congestion during peak hour, particularly around Loganlea and Kingston Roads.

Here are some other risks buyers must be aware of.

  • Flood Risks: Understanding the flood risk of a property is crucial in Waterford West, particularly for homes along the Logan River. Always check local flood maps to determine whether the property you’re considering is located in a flood zone. This can significantly impact your home insurance premiums.
  • Neglected Property Maintenance: Almost half the properties in Waterford West are rentals, which can mean that property defects have gone unnoticed or been ignored for many years. Older properties can also have hasty patch jobs or unapproved ‘renovations.’ A comprehensive pre-purchase building inspection will uncover property deterioration and unlicensed work that can leave you with unexpected costs in the near future.
