When I’m asked to do a building inspection in Sherwood, I am always focused on checking for flood damage. Sherwood is a wonderful suburb that ticks just about every box, including beautiful riverfront parks and green spaces. Which, for Brisbane buyers, has become a double edged sword over the last decade. Sherwood, like neighbouring Tennyson, Rocklea, Graceville and Chelmer, has been hammered by floods the last few years so the specific address you’re choosing matters! While not all Sherwood properties are at risk, and Brisbane City Council is using its buyback program for flood mitigation work in the suburb, this is a real risk for Sherwood buyers. Also, because Sherwood is so desirable in every other way, I am always cautious when I see a “too good to be true” sale price. Yes, you can pick up a home in Sherwood for under a million (who’d have though ten years ago that would be considered a bargain!) chances are if it seems too good to be true, you’re buying in a high risk zone.

There is quite the mix of 70s and 80s properties, dotted amongst stately Queenslanders and plenty of apartments. It’s a mish-mash!
