The suburb is rural residential, and most of the land between Pullenvale Road and the river belongs to the University of Queensland’s 282-hectare research facility. Four parks cover 43% of Pinjarra Hills’ total area which shows just how forested this suburb is.  

As with other rural residential suburbs in Brisbane, property values have been increasing in Pinjarra Hills with median house prices going for around $853,000, although many houses could go for over $1 million easily. The average rent is around $375 per week.
